Then most common question I hear from seller's is "How do we sell for the highest price?". Makes sense right? For most of us, our home is our largest single asset and the proceeds from a sale play a major role in financing the rest of our life's endeavors.
So how do you sell for the highest price possible? By focusing your marketing on the person likely to pay the most.
Sounds simple enough, but I'll explain further for the off chance anyone bothers to read this far. 😂
Have you ever watched the show Criminal Minds, or likely any other detective type show? If so, you have probably heard the term "Unsub" which is short for "Unknown Subject". This is different than a suspect. A suspect is someone known by authorities who they believe may have committed an act. On the contrary, an Unsub is the person who DID commit the act but authorities don't know who they are.
When it comes to creating a marketing strategy for a listing, I start by creating a profile for the "Unsub" who will buy the home. What are the characteristics of the person who would absolutely fall in love with the property and be willing to pay top price for it? What are their interests? Where do we think they're likely coming from? What is their motivation to move? Why are they interested in this neighborhood? What features of this home grabbed their attention?
By coming up with answers to these questions we can start to narrow down where our focus should be. This gives us direction in how to spend time, money and other resources effectively while preparing the home for market. By creating a profile for your highest potential buyer, you can ensure your focus is on meeting their wants and needs.
